SINGLE TENANT TRIPLE-NET LEASED
In most cases, NNN properties are ranked by Standard & Poors (S&P) by
grades of investment credit with "BBB-" as a low, and "AAA" as a high. Any rating lower that a BBB-
is considered "Junk Bonds", and anything with a credit of BBB- to AAA is considered "Investment

The S&P "Credit" is inversely related to the Capitalization Rate (CAP).
Thus, the higher the credit, the lower the CAP and the lower the credit, the higher the CAP.
NNN properties are considered by many to be the most liquid and secure
real estate investments available.
Nearly all NNN properties tend to sell very quickly, especially the high
grade.
Nearly all NNN properties sell AT or VERY NEAR their offering prices.
NNN properties close fast with a short due diligence since most of the
tenants research has already been verified for creditworthiness.
Procedure for Locking In on a NNN property in your name (1st right of refusal):
1st: Provide as much information as you can to us regarding the type of
property you are looking for. Upon receipt of a fully completed request, we will quickly go
through our inventory and contacts to locate and verify availability.
2nd: Should we locate a suitable property, we will email you our Non-
Circumvention / Non-Disclosure Agreement. Print out this agreement, sign, and fax back to us.
Upon receipt by us, if requiring our signature, we will promptly execute and fax back to you.
3rd: Prepare letter of intent to purchase with a 14-to-21 day due
diligence period for review of environmentals and lease. A refundable deposit of good, cleared,
U.S. funds will validate your intent to purchase. We will play a vital role in the drafting of
this letter of intent.
4th: Provided there is no reason for cancellation as a result of due
diligence, closing takes place and title to the property transfers.
We have agreed with Owners of NNN properties, and/or their representatives, to deliver ONLY
qualified NNN Buyers. Therefore, we will work with qualified NNN Buyers who:
(1) Have closed their on their downleg exchange property and are in the
process of identifying replacement upleg exchange properties, or
(2) Are in escrow with their downleg exchange property and are in the
process of identifying replacement upleg exchange properties, or
(3) Are not involved in an exchange (Investors), but can show proof of
funds an a willingness to close.
Qualified Buyers involved in an exchange will be asked to disclose:
(1) Proof of funds to close.
(2) The Company name, address, telephone number, fax number and escrow
officers name and title for the escrow company being used in the downleg transaction (if
applicable).
(3) The name, address, phone & fax numbers for the title company being
used for the downleg transaction.
(4) The name, address, phone & fax numbers for the facilitator/accomodator
being used for the downleg transaction.
