Shopping Center (12/4/95). Leases must have 11 to 12 years remaining. Also, must be true NNN
leases. They want to purchase an "Annuity". Showed them a 170,000 sq. ft. building for 12.5 MM or
a 10.75 CAP rate. Declined due in part of a roof replacement in 2 years required in
lease.
# B117 Buyer WANTS NNN .. Absolute Bond Type NNN Properties with credit
tenants with S&P rating of A - or higher. Preferably 10-15 years remaining on the lease. Minimum
size property of $20,000,000. I will also look at properties where the debt has already been
placed on the property, even if 100% of the cash flow goes to pay the debt service.

Tenant is Single, National or Regional Company, B S&P credit or higher. Less than 10 years

Autopart stores, Fast Food and Auto Service retail properties. Will want to look at convenience
stores and auto part stores vigorously.
# B159 Buyer WANTS NNN ... Buyer looking to purchase bond type leases from
investment grade tennants with at least 15 years to go. Cash down should be 10% or less. If there
is no financing in place, Buyer can put it in place depending on credit. If the finacing is in
place it should be non-recouse, assumable/transferrable, and fully amortizing over the base lease
period. There should be a 1% spread between the finacing rate and the effective lease
yield.
